Project Challenges : Urban Collective has been commissioned to perform a feasibility study of the property for the ownership entity to assist in determining the future highest and use. Local zoning, market conditions, construction costs, and existing site constraints will all be taken into account before final recommendations are provided to the ownership entity.

It is a 13,000 sf site that is currently improved with low rise office buildings and ongrade parking spaces. The site is proposed to be redeveloped into two modern 4,000 square foot stand alone retail / restaurant buildings with outdoor dining space and parking accessed from the alley.
Project Challenges : Urban Collective has been retained by Carleton Management to provide 3rd party project management services throughout the entitlement and development process. Challenges include: designing a feasible retail development inside a tight urban infill location in a challenging leasing and lending environment.

Project Description : The subject property is located in Murrieta, CA and is currently over 30 acres of vacant residential land in the path of development.
Project Challenges : Urban Collective was retained by the owner to assist in the entitlement of the property. UCS was also engaged to assist in negotiating the assemblage of additional adjacent parcels.

Project Description : The project is a 38,331 square foot mixed-use development comprised of 55 residential units over 9,255 square feet of retail space layed out on a .88 acre site. The project involved initially demolishing a 14,099 square foot retail building before going down with one level of subterranean parking and then up with one floor of type 1 podium deck construction, followed by 3 levels of wood frame construction.

Project Description : The subject property was originally constructed in 1984 as the headquarters for Bank of Rancho Bernardo, the 7,697 square foot office condominium unit has been occupied by bank offices most recently as the local branch for California Bank & Trust.
Project Challenges : Urban Collective was retained by the broker listing the property to do financial feasibility on the property. The bank branch was relocated and the property was put on the market for sale. Although the property was configured as a bank branch with a vault, the property was zoned for medical and office usage. Urban Collective assisted the broker in determining if a new plan would be financially feasible to split the property into three to four different medical suites.

Project Description : The subject property is located in Fallbrook, CA and currently improved with 2 single family homes and 20+ acres of avocado groves. The property is entitled for 4 lots plus a remainder lot.
Project Challenges : Urban Collective was retained to perform a comprehensive feasibility study by a lending institution to determine whether the entitlements should be completed and the property either be sold or a joint venture partnership be established.

Project Description : Subject property consists of a mix of 12 beachfront apartments and vacation rentals. The approximately 6,000 sq. ft. property was built in 1947 and consists of five stand-alone buildings.
Project Challenges : Urban Collective was retained by a financial institution to provide property management, construction management, and project management through the foreclosure process, as well as to develop an exit strategy for the institution. Urban Collective immediately developed a plan to bring the property up to maximum income generating potential. The property suffered from years of neglect in the form of deferred maintenance, lack of improvements, improper maintenance, a 30% vacancy rate, below market rate rents, and lack of organized management.
